The neighborhoods that border or sit close to the park carry a premium that has proven durable through multiple market cycles.
Why? It’s because you can’t make more Bidwell Park, the land is finite. The supply constraint is permanent. Demand for proximity to it never really goes away.

North Chico’s housing stock is predominantly older — craftsman-era bungalows, mid-century ranch homes, and 1960s through 1980s construction dominate most of the neighborhood. In other words; this means character, established landscaping, and mature trees. Also there are more maintenance considerations. Similarly, budget accordingly and get a thorough inspection.
What Does North Chico Cost?
North Chico consistently sits at the upper end of Chico’s residential price range. Homes near Bidwell Park frequently trade in the $550,000–$900,000+ range depending on size, condition, and specific location. Importantly, that is a significant investment, but the resale track record in this area has historically rewarded buyers who hold.
Proximity to Downtown
One of north Chico’s secondary benefits is walkability to downtown Chico’s restaurant row, the Saturday market, the arts scene, and Chico State. For buyers who want an urban-adjacent lifestyle — the ability to walk or bike to things — this area delivers.
